Application and Screening Criteria

Please read the following criteria and do not submit an application if you do not meet the criteria.


Completed applications are processed on a first come first serve basis.


ALL PROSPECTIVE TENANTS AGED 18 OR OLDER MUST APPLY AND QUALIFY INDIVIDUALLY. An application is not considered complete until all prospective tenants have applied and all required documentation has been submitted. Applications containing untrue, incorrect, or misleading information will be denied. 


Bankston Property Management, Inc. adheres to all Federal, State and Local Fair Housing Laws. Please use the following directory to simplify your leasing application process. All information collected is private and for our Leasing purposes only. Your information will not be sold or shared with other groups or companies.


All listings are on a 12 MONTH LEASE unless otherwise stated or other arrangements have been approved with Management Company prior to application process.


Management Company reserves the right to change the rent or deposit amount advertised at any time without notice. We are not responsible for typographical errors.

How to view one of our rentals

Occupied units are to be seen on a drive-by basis and are only shown to pre-qualified applicants by appointment only. DO NOT disturb the tenants.


To see a vacant unit, visit our office with a valid California photo I.D., (driver’s license, etc.), from the Tulare/Visalia area OR proof of residency and a $50.00 key deposit.


The following is required from all prospective tenants:

 

  • Rental Application & Screening Fee; Complete an application in its entirety, signed consenting to; conduct background checks, including criminal history, eviction records, obtain credit report and verification of employment and rental history. Application screening fee is $35.00 per adult and is non-refundable. 
  • Current Credit Report; Must have good credit with a history of on-time payments. No previous evictions, no collection accounts, no judgements or liens. Open bankruptcies will result in denial, discharged bankruptcies within the last 7 years are subject to additional review. 
  • Identification: A government-issued ID, such as a driver’s license or passport, is required to confirm identity and ensure the applicant is legitimate along with your Social Security card, TIN, W-2 or other tax document.
  • Current and Previous Rental History; Must have 2 years verifiable rental history from a 3rd party rental property owner in your name (copy of lease may be requested). A history of on-time rent payments, no evictions, and good behavior at current and previous residences. A prior eviction in the past 7 years or an eviction underway will result in automatic denial.  Previous rental history must have a satisfactory move out condition.
  • Proof of Current Employment; a minimum of 12 months at the current job. (Or for self-employed, two (2) years of tax returns). No payroll garnishments.
  • Income Requirements; We use a Debt to Income ratio: No more than 28 percent of your monthly gross income going to rent, and including all your monthly expenses, should be 35 percent or lower of your gross monthly income. Applicants must have verifiable income such as; recent pay stubs (the last two or three months), W-2 forms or tax returns (especially if the applicant is self-employed), offer letters for new jobs, proof of pension/retirement/social security income. Rent Subsidy & Section 8 Vouchers are accepted as a source of income. Applicants with a rent subsidy voucher are required to meet the same credit criteria as listed above and provide a copy of the voucher. If the voucher amount does not pay for the rent in full, the applicant must also income qualify as listed above.
  • Security Deposit; security deposit must be paid in the form of cashier's check within 24 hours of approval to hold unit.
  • First Month’s Rent; (May not be pro-rated) Due on or before move-in date and paid in the form of cashier's check.
  • Non-Refundable Pet Fee (if applicable)

 

The above information will also be necessary for any or all co-signers and/or co-applicants over the age of 18.

Screening fee is $35.00 for individuals and $35.00 per co-applicant regardless of marital status and is non-refundable.

Common Questions

How do I apply for a property?

To secure a property, an applicant must (1) complete and submit an application filled out in its entirety, (2) pay the application fee, and (3) upon approval pay the Deposit to Hold. We do not accept personal checks for deposits or first month’s rent, please be prepared to make payment by cashier’s check or money order. If you are not approved, the application fee is non-refundable.


What will you check if I apply for a rental property?

We will check any and all information on the application, including current and past rental and employment history and your credit history.


Do you run a credit check on everyone?

Yes. We run a credit check regardless of how good your credit history may be.


How long does it take for my application to be processed?

It usually takes no longer than 2 - 5 business days to process your application.


What about pets?

Not all properties accept pets. Where pets are accepted, and where allowed by applicable laws and ordinances. Pet must be at lease six (6) months of age. Pet documentation (if applicable) will be required such as photo of pet, vaccination records, and references from previous landlords to verify pet behavior. There may be size, weight and Breed restrictions and pets will be evaluated on a case-by-case basis. Aggressive breeds will not be allowed

If allowed, there will be a NON-REFUNDABLE PET FEE ranging from $100.00 to $500.00 per pet.


Will a personal check be accepted for my first month’s rent?

No. At the time the lease is executed, you will be required to pay the full first month’s rent by money order or cashier’s check. Thereafter, you can pay rent online through your tenant portal and your personal check, cashiers check or money will be accepted.


How do I find out which properties are available?

All of our available properties are listed on this site. Look under the Rental Listings & Applications menu or click here . You can also obtain a listing sheet in our office. If you can’t find what you are looking for, then just call one of our Leasing Agents today and ask about properties that are coming on the market soon.


If approved, when do I have to move in and start paying rent?

Within 10 days from the time of approval or on the available date of unit, you must execute the lease, remit rent and take responsibility for the security of the property.
